Why do people choose to live in Hudson Bend, Texas?

For many people, it comes down to Lake Travis, more space, fewer city restrictions, and being close enough to Lakeway and Austin for everyday life.

Hudson Bend sits on a peninsula along Lake Travis in Travis County, ZIP code 78734. Water surrounds much of the area, marinas are close by, and downtown Austin is about 16 miles away.

But Hudson Bend feels very different from nearby Lakeway.

It's not a master-planned community, and it's not inside a city. Hudson Bend is an unincorporated community, which is a big part of what gives the area its character.

You'll find older lake homes, newer custom homes, waterfront properties, homes with lake views, and properties with room for boats, trailers, or workshops.

If you're thinking about moving here, these are five of the biggest reasons people choose Hudson Bend.

1. Lake Travis Is a Big Part of Daily Life

In some Lake Travis neighborhoods, the lake is nearby.

In Hudson Bend, the lake feels like part of the neighborhood.

The peninsula sits along the main body of Lake Travis near Mansfield Dam. Depending on where you live, you may have a waterfront lot, a lake view, neighborhood lake access, or a marina just a few minutes away.

That is a big reason buyers look here.

But there is something important to understand before buying.

Lake Travis is a reservoir, and water levels can change quite a bit from year to year. During drought periods, the shoreline can look very different than it does when the lake is full.

If lake access is important to you, don't just look at how the property looks today. Check the LCRA lake level history and ask how the property, dock, or nearby marina has handled lower lake levels in the past.

Waterfront, Lake Access, and Lake View Are Not the Same

These terms can sound similar in listings, but they can mean very different things.

Waterfront means the property actually touches the lake. These homes may have private docks, but you'll also want to look into water depth, dock permits, and dock condition.

Lake access means you may have access through a neighborhood park, boat ramp, or nearby marina, but the lake is not directly behind your home.

Lake view simply means you can see the lake from the property.

You may still need to drive somewhere else to get on the water.

For some buyers, a lake-access or lake-view home makes more sense than paying the premium for true waterfront.

2. You Don't Need a Waterfront Home to Own a Boat

This is one of the things I like to point out to buyers.

You can enjoy the boating lifestyle in Hudson Bend without buying a waterfront property.

There are several marinas nearby.

Safe Harbor Emerald Point on Hi Line Road offers boat slips and other marina services.

Lake Travis Lodges Marina is also located in Hudson Bend and offers marina options for boat owners.

There are other marinas and boat clubs around the Lake Travis area as well.

For someone who already owns a boat, this can open up more housing options.

Instead of paying for a waterfront home with a private dock, you may be able to buy a home farther inland and keep your boat at a marina a few minutes away.

That can sometimes make the numbers work much better.

Just remember that marina slip pricing and availability can change. Always confirm that before buying a home based on a specific marina.

3. Hudson Bend Has More Variety Than Many Planned Communities

Hudson Bend wasn't built as one large master-planned neighborhood.

And you can tell.

Drive down one street and you may see an older lake cottage next to a newer custom home. A few streets over, you may find larger lots, modern homes, or properties with boats and trailers parked outside.

For some buyers, that's exactly the appeal.

There can be more flexibility compared with communities that have strict HOA rules and very similar homes.

Depending on the property, that may make it easier to find room for a boat, workshop, extra parking, or simply a home that feels a little different.

But the flexibility comes with trade-offs.

Because Hudson Bend is unincorporated, county rules and services are important to understand.

Many homes use septic systems, which should be inspected separately from the general home inspection.

Property taxes can also vary depending on the taxing entities connected to a specific property.

Hudson Bend is served by Lake Travis Fire Rescue, and you can check the taxing entities for a specific home through the Travis Central Appraisal District.

This is one of those areas where you really want to look at each property individually instead of assuming every home in ZIP code 78734 works the same way.

4. Lakeway Is Right Next Door

Hudson Bend itself doesn't have a huge amount of shopping or retail.

But Lakeway is right next door.

That means groceries, restaurants, medical offices, coffee shops, fitness centers, and everyday errands are still close.

Bee Cave is also nearby when you want more shopping and dining options.

For outdoor activities, Mansfield Dam Park is close and offers a public boat ramp, swimming areas, and lake access.

The Lake Travis Community Library is also nearby in Lakeway.

For many buyers, this is one of the best parts of Hudson Bend.

You can come home to an area that feels more relaxed and lake-oriented without giving up easy access to normal day-to-day errands.

5. You Can Live Near the Lake and Still Stay Connected to Austin

Hudson Bend is about 16 miles northwest of downtown Austin.

So while it can feel like you're getting away from the city, Austin is still close enough for work, restaurants, events, and the airport.

That doesn't mean the commute is always easy.

RR 620 traffic can get busy, especially during peak hours.

If you need to commute into Austin regularly, I strongly recommend driving the route during the actual time you would normally go to work.

A drive that looks easy on a map can feel very different at 8:00 in the morning.

For remote or hybrid workers, Hudson Bend can be especially appealing because you may not have to deal with that commute every day.

Hudson Bend May Not Be Right for Everyone

Hudson Bend has a lot going for it, but it isn't the right fit for every buyer.

You may want to look somewhere else if you're looking for sidewalks, walkable shopping, a very uniform neighborhood, or a community with strict HOA rules.

It may also not be the best fit if you want everything to feel highly planned and predictable.

And during warm weekends, Lake Travis can get busy.

But if you like the idea of being near the water, having a little more flexibility, and still being close to Lakeway and Austin, Hudson Bend is definitely worth considering.
