How I Help California Buyers Tour Hudson Bend Homes From Out of State

by Amanda Zito

Can you tour Hudson Bend homes while you're still living in California? Yes. And you don't need to fly to Texas every time a new home comes on the market.

I help my California buyers narrow down homes first with live video tours. Then, once we have a few strong options, we plan one trip to Texas so you can see your favorites in person.

It saves time, cuts down on unnecessary travel, and helps you make a better decision.

I made the California-to-Texas move myself, so I understand how strange it can feel trying to make a big real estate decision from another state.

Here's how I make the process easier.

Before We Tour, We Handle the Texas Buyer Paperwork

This is something California buyers may not expect.

Texas requires a written agreement between a buyer and their real estate agent before certain residential property showings and representation activities.

Before we start touring, I send you the required paperwork electronically. We go over it together, answer any questions, and you can sign from California.

The agreement also explains how your agent is paid and that real estate compensation is negotiable.

Once that is handled, we can focus on finding the right home.

Step 1: We Narrow Down the Area First

One of the easiest ways to waste a house-hunting trip is to start touring homes before you know what you really want.

Hudson Bend isn't a huge area, but homes just a few streets apart can feel completely different.

Before we start touring, we talk about what matters most to you.

How close do you want to be to Lake Travis?

A "Lake Travis home" can mean several things.

Waterfront: Your property touches the lake and may have the ability to have a private dock, depending on permits and other rules.

Water access: You may have access through a neighborhood or shared area, but your property doesn't sit directly on the water.

Lake view: You can see the lake, but you don't have direct access from your property.

Close to the lake: You're only a short drive away, but there may be no lake view or private access.

Those are very different lifestyles and usually very different price points.

Knowing what you actually want helps us cut down the search quickly.

The lot matters too

Hudson Bend has hills.

A home can look fairly flat in listing photos but have a steep driveway, lots of stairs, or a backyard that isn't as usable as it looked online.

That can matter if you have young kids, older family members visiting, or you're planning to park or tow a boat.

Sometimes the lot matters just as much as the house.

We also look at the systems

Some Hudson Bend homes use septic systems instead of city sewer, and water service can vary depending on the property.

Those aren't always things California buyers are used to thinking about.

I'd rather talk about those things early instead of waiting until you've already fallen in love with a house.

By the time we're done with this step, we've usually gone from looking at everything online to having a much more focused list.

Step 2: I Take You on Live Video Tours

Listing photos and 3D tours are helpful.

But remember, they're marketing.

They're supposed to make the house look its best.

My video tours have a different purpose.

I want to help you decide whether the home is actually worth seeing in person.

That's why I prefer live video through FaceTime, Zoom, WhatsApp, or another video call.

You can tell me exactly what you want to see.

Want me to open the pantry?

Look out the bedroom window?

Show you what's across the street?

Walk down the driveway?

I'll do it.

What I'll show you during the tour

I usually start outside before I even walk through the front door.

I'll show you the street, neighboring homes, driveway, slope, outside condition, and anything else that doesn't come across well in listing photos.

Inside, we'll go room by room.

I'll open closets, look out windows, check the layout, and show you the home from the places where you'll actually spend your time.

If a home has a lake view, I don't only show you the best camera angle.

I'll show you what you see from the couch.

From the kitchen.

From the primary bedroom.

I'll also walk the yard so you can get a better idea of how much of the lot is actually usable.

And I'll tell you what I notice.

If the house feels darker than the photos, I'll tell you.

If I hear road noise, I'll tell you.

If something smells musty or the layout feels awkward, I'll mention it.

And if I don't think the home is a good fit, I'll say that too.

The whole point of the video tour is to help you rule homes out before you spend money flying to Texas.

What a Video Tour Can't Show You

Video is great, but it can't tell you everything.

There are a few things that are especially important around Hudson Bend and Lake Travis.

The true distance to the water

Lake Travis is a reservoir, and water levels change.

A home that looked very close to the water in older listing photos may look very different today.

For waterfront or water-access homes, I check current lake conditions and help you understand what the shoreline looks like now.

Noise

Phones don't always pick up sound accurately.

I'll let you know if I can hear traffic, boats, neighbors, or anything else you may want to know about.

If noise is a big concern, we may even check the property at a different time of day.

Stairs and slope

A staircase doesn't always look like a big deal on video.

Walking 40 steps down toward the lake in Texas summer heat may feel very different in person.

I'll help give you a realistic idea of what that walk is actually like.

Heat and sunlight

Afternoon sun matters in Texas.

I'll point out west-facing rooms, areas that get strong afternoon light, and other things you may not notice from listing photos.

Cell service

If you work from home, this can be important.

We can check the signal in the rooms you'd likely use as an office.

None of this replaces seeing the home yourself.

It simply helps make sure the homes you fly to Texas to see have already passed the first round.

Step 3: Plan One Good Trip Instead of Several Random Ones

Most of my out-of-state buyers don't need to fly to Texas every few weeks.

A better plan is usually to wait until we have three or four homes you would seriously consider buying.

Then we plan the trip.

If you fly out with 10 or 12 homes on your list, you'll spend most of the trip trying to remember which house had which kitchen.

That's exhausting.

What a two- or three-day trip might look like

Most buyers fly into Austin-Bergstrom International Airport.

From there, Hudson Bend is approximately [ADD YOUR DRIVE TIME], depending on traffic.

Arrival day: We spend some time driving the area so you can see how everything connects. We can drive RM 620, check commute times, visit nearby stores, and get a better feel for daily life.

Main tour day: We see the homes that made your shortlist.

Because you've already seen them on video, you're not starting from scratch.

You're confirming what you already know.

Second-look day: We go back to your top one or two homes.

Seeing a house twice can make a big difference.

The light may be different.

Traffic may be different.

The neighborhood may feel different.

And you may notice things you missed the first time.

If possible, I also recommend spending at least part of your trip here during a weekday.

Lake Travis can feel very different on a summer weekend than it does on a regular Tuesday.

I handle the tour details before you arrive

Before you land, I confirm the showings, organize the route, and make sure we have backup options.

If one of your homes goes under contract before you arrive, we adjust.

Your job should be to look at homes and make decisions.

Not spend half your trip figuring out where you're going next.

Writing the Offer and Handling Inspections From California

Finding the house is only part of buying from another state.

We also need to make sure you can move through the contract without flying back and forth unnecessarily.

The Texas option period

Texas contracts work differently from what many California buyers are used to.

One important part is the option period.

The buyer and seller negotiate the length of the option period and the option fee.

During that period, the buyer generally has the unrestricted right to terminate the contract.

That's one reason the inspection needs to happen quickly.

If you have already gone back to California, those days can move fast.

Whenever possible, I like to start thinking about inspection scheduling before we even write the offer.

You Usually Don't Need to Fly Back for the Inspection

You can often participate in the inspection process remotely.

I can be there in person, and you can speak with the inspector by video or phone so you can ask your own questions.

Depending on the property, we may also need additional inspections or specialists.

For example:

  • Septic

  • Pool

  • Dock or waterfront improvements

  • Other property-specific systems

Every house is different, so we decide what makes sense once we know what you're buying.

Closing May Be Possible From California Too

Depending on your lender and title company, you may be able to sign your closing documents remotely.

If remote online signing isn't available for your transaction, a mobile notary may be able to meet you in California.

This is something we ask about early so you're not surprised at the end.

And one thing I tell every buyer buying from a distance:

Be extremely careful with wire instructions.

Wire fraud is a real concern in real estate.

Never send closing funds simply because you received instructions through email.

Always verify wiring instructions directly with the title company using a trusted phone number before sending money.

When Remote Touring May Not Be Enough

Remote touring works really well for many buyers.

But I don't think everyone should buy this way.

If you've never spent time around Austin, Hudson Bend, or Lake Travis, I recommend making a scouting trip first.

Spend some time driving around.

Visit Hudson Bend.

Drive through Lakeway.

See where you shop, how the roads feel, and whether the area actually fits the life you're picturing.

You should know you like the area before worrying about which kitchen backsplash you like best.

And some buyers simply need to stand inside a home to know whether it feels right.

That's okay.

If that's you, plan for another trip.

It's better to spend money on an extra flight than buy the wrong house.

And if you're buying waterfront property, I strongly recommend seeing the property and shoreline yourself before your option period ends.

The lake is a big part of what you're paying for.

You should see it in person.

Frequently Asked Questions

Can I buy a home in Hudson Bend without seeing it in person?

Yes, some buyers do.

But I generally recommend seeing the home in person before the option period ends, especially if you're buying waterfront property or a home on a steep lot.

Video can't completely show you the slope, noise, feel of the property, or true distance to the water.

Do I need to sign anything before a virtual tour in Texas?

Texas has written buyer-representation requirements that need to be handled before certain residential showings and representation activities.

I go over the paperwork with you before we start touring so you understand who I represent, how the process works, and what you're signing.

How many trips should I plan when buying in Hudson Bend from California?

For many buyers, one well-planned two- or three-day home-shopping trip may be enough once we've narrowed the search to a few serious options.

If you've never been to the Austin or Lake Travis area before, I'd recommend a scouting trip first.
