How I Help You Compare Homes Across Hudson Bend, Lakeway, Bee Cave and Lago Vista

by Amanda Zito

If you're looking at homes around Lake Travis, the list price only tells you part of the story.

Two homes can be about the same size, close in price, and only a few miles apart — but the actual cost of owning them can be very different.

Property taxes, insurance, water, septic or sewer, HOA rules, drive times, and even the age of the home can all change the picture.

That’s why when I help my California buyers compare homes in Hudson Bend, Lakeway, Bee Cave, and Lago Vista, I look at the whole property — not just the price on Zillow.

Why the List Price Doesn't Tell You Everything

Here’s a situation I see often.

A buyer moving from California sends me two homes.

One is in Lakeway.
The other is in Hudson Bend.

They’re similar in size and age, and maybe only $20,000 apart in price.

At first glance, they look like two very similar choices.

But once we start digging deeper, they may not be similar at all.

One home may have sewer while the other has septic.

One may have an additional city property tax while the other doesn’t.

One may have an HOA with rules about boats, RVs, rentals, or exterior changes.

Even insurance costs can be different from one address to another.

The home that looks cheaper on the listing may not actually be cheaper to own each month.

That’s why I compare addresses, not just communities.

Here’s What I Compare for You

When you find two or three homes you’re seriously considering, I start putting the details side by side.

1. Property Taxes

Texas property taxes can take a little getting used to if you're coming from California.

Instead of looking at one simple tax rate, there can be several taxing districts connected to a property.

Depending on the address, that may include:

  • County taxes

  • School district taxes

  • City taxes

  • Emergency services

  • Healthcare districts

  • Water or utility districts

And those taxing districts can change from one neighborhood — or even one street — to another.

For example, Hudson Bend is unincorporated, so there is no city property tax.

But that doesn't automatically mean every home in Hudson Bend has lower taxes. Some properties may be inside additional water or utility districts.

Lakeway, Bee Cave, and Lago Vista are separate cities, so the tax setup can look different in each one.

Instead of assuming based on the city or ZIP code, I look at the taxing districts connected to the specific property.

A Big Difference for California Buyers

If you're used to California's Prop 13 system, Texas property taxes work differently.

Properties are generally reappraised each year.

If the home will be your primary residence, you may qualify for a homestead exemption, which can help lower your taxable value and limit certain increases.

If you're buying a second home, vacation home, or investment property, the numbers may look different.

That’s something we want to understand before you make an offer.

2. Water, Sewer, and Septic

This is one of the biggest things California buyers can overlook.

Around Lake Travis, utilities aren't always the same from neighborhood to neighborhood.

Depending on the property, water may come from a city, utility district, public utility agency, or another provider.

Wastewater can vary too.

Some homes are connected to sewer.

Others — especially in parts of Hudson Bend and older Lakeway areas — may have septic systems.

A septic system isn't necessarily a bad thing.

You just want to understand:

  • How old it is

  • What type of system it is

  • How it has been maintained

  • What inspections may be needed

  • Whether it could affect future plans for the property

If you're thinking about adding a pool, building an addition, or making other changes later, this can become especially important.

For homes you're serious about, I help confirm the utility setup so you know what you're buying.

3. Insurance Costs

Insurance is another reason I don't like using general averages.

Two homes only a few miles apart can have very different insurance quotes.

The cost can be affected by things like:

  • Roof age

  • Roof material

  • Wildfire exposure

  • Distance from a fire station or hydrant

  • Flood zones

  • Property condition

I recommend getting an actual insurance quote on any home you're seriously considering.

Ideally, you want that information early enough in the process that you're not surprised by the premium later.

4. HOA, POA, and Property Restrictions

California buyers are usually familiar with HOAs and CC&Rs.

Around Lake Travis, you may also run into POAs and older deed restrictions.

Some neighborhoods have active HOAs with dues, amenities, and architectural rules.

Other areas may have very few restrictions.

This becomes especially important if you want to:

  • Park a boat or RV

  • Build a workshop

  • Install a fence

  • Add a pool

  • Make major exterior changes

  • Use the property as a short-term rental

If you already have plans for the property, I want to look at the restrictions before you buy — not after.

5. What “Near the Lake” Actually Means

“Near Lake Travis” can mean a lot of different things.

A home might have:

  • Private waterfront

  • A private dock

  • Community lake access

  • A lake view

  • Marina access nearby

  • Or simply be a short drive from the water

Those aren't the same thing.

A waterfront home may also come with questions about dock permits, water levels, flood zones, slope, and maintenance.

A home with community lake access may give you the lifestyle you want without some of the extra responsibility.

This is where your goals matter.

If lake access is one of your biggest reasons for moving, we'll compare what you're actually getting for your budget.

6. Your Real Drive Times

This one is easy to miss when you're looking at Google Maps from California.

Things can look very close on a map.

But the roads around Lake Travis don't always make getting from Point A to Point B as simple as it looks.

RR 620 traffic can also change depending on the time of day.

So instead of only asking, “How far is this home from Austin?” I want to know what matters in your everyday life.

Maybe that's:

  • Work

  • The airport

  • Grocery stores

  • The gym

  • Medical offices

  • Restaurants

  • Your child's school

  • Family or friends

A home that saves you $40,000 but adds a lot of driving to your daily routine may or may not be worth the tradeoff.

The point is to know that before you move.

7. The Age and Condition of the Home

A 1980s home in Hudson Bend and a newer home in Bee Cave can have the same asking price but come with very different future expenses.

I pay attention to things like:

  • Roof age

  • HVAC age

  • Water heater

  • Windows

  • Foundation

  • Septic system

  • Major updates

  • Maintenance history

The question isn't only:

“Can I afford this home today?”

It's also:

“What could I need to spend on this home over the next few years?”

That gives you a much better comparison.

What the Side-by-Side Comparison Looks Like

When we narrow your search down to a few serious options, we're looking at things like:

  • Purchase price

  • Estimated property taxes

  • Homestead vs. non-homestead costs

  • Water provider

  • Sewer or septic

  • Estimated insurance

  • HOA or POA dues

  • Important restrictions

  • Lake access

  • Drive times

  • Major systems and future repairs

  • Estimated monthly ownership costs

Once you see those numbers next to each other, the decision often becomes much easier.

Sometimes the $700,000 house really is the better value.

Other times, the $720,000 home may cost less to own or fit your lifestyle much better.

Price alone doesn't answer that question.

I Won't Tell You Which Community Is “Best”

I don't believe there is one Lake Travis community that's best for everyone.

Hudson Bend, Lakeway, Bee Cave, and Lago Vista each offer something different.

What works for you depends on your budget, lifestyle, commute, property goals, and what you want your everyday life to look like.

I also won't try to predict which community will appreciate the most.

What I can do is help you understand what you're buying.

I'll help you compare the costs, the property, the restrictions, the location, and the lifestyle so you can make your own decision with better information.

Still Living in California? We Can Do Most of This Before You Visit

You don't have to fly to Texas every time you find a house online.

Many of my Lake Travis buyers start their search while they're still living in California.

That's completely normal.

It's also something I understand personally because I made the move from California to Texas too.

You can send me the homes you're watching — even if they're in several different Lake Travis communities.

I'll help you compare them and point out the questions we need answered.

And when something can't be figured out from the listing photos, I can help fill in the gaps.

That might include things like:

  • Road noise

  • The slope of the driveway

  • How close the neighboring homes are

  • The surrounding area

  • Street conditions

  • Views

  • The general feel of the property

By the time you visit Texas, the goal isn't to tour ten random homes.

It's to tour the two or three homes that already make the most sense for you.

Frequently Asked Questions

Is Bee Cave cheaper to own than Lakeway?

Not automatically.

Property taxes are made up of several taxing districts, so you need to look at the full tax picture for the specific address.

Insurance, HOA fees, utilities, and the home's condition can also affect the total cost.

Are property taxes lower in Hudson Bend?

Hudson Bend does not have a city property tax because it is unincorporated.

However, some properties may be part of additional water or utility districts.

The total tax rate depends on the specific address.

Can I compare Lake Travis homes before visiting Texas?

Yes.

A lot of the important information can be researched before you ever get on a plane.

We can look at taxes, utilities, HOA rules, property restrictions, drive times, and other details remotely.

Then I can help with the things listing photos don't show.

Let's Compare the Homes You're Already Watching

If you're moving from California and you already have a few Lake Travis homes saved, send them my way.

Whether you're looking in Hudson Bend, Lakeway, Bee Cave, Lago Vista, or nearby areas, I'll help you compare more than just the asking price.

We'll look at what each home may actually cost to own, what everyday life could look like there, and which tradeoffs make the most sense for you.

That way, when you're ready to make an offer, you're making the decision with a much clearer picture.
