What I Appreciate More About Real Brokerage Now Than When I First Joined
When agents first look at Real Brokerage, the conversation usually starts with the split, cap, fees, revenue share, and stock.
I looked at those things too.
But after being here for a while, those aren't actually the things I appreciate most.
For me, it's the freedom to build my own brand, work in both California and Texas, and run my business in a way that fits the life and business I'm building now.
And after being in real estate for 20 years, I've learned that matters a lot more than simply choosing the brokerage with the lowest number on a spreadsheet.
The Cap Got My Attention, But It's Not Why I Stay
Of course the numbers matter.
If you're a producing agent, your split, cap, transaction fees, and other brokerage costs can make a big difference at the end of the year.
That's one of the first things I looked at too.
But I've also learned that a good cap doesn't automatically make a brokerage a good fit.
Several brokerages now offer competitive caps and fee structures. So if you're choosing a brokerage based only on the lowest number, there will probably always be another company willing to offer something slightly different.
The better question is:
Does this brokerage support the business you're trying to build?
That's what matters more to me now.
I'm also careful about posting exact fee numbers because brokerage fees can change. If you're considering Real, I would rather help you look at the current numbers and compare them with what you're paying now.
I Get to Build My Own Name
This is probably one of the biggest things I underestimated.
For years, I built my business under a team name. And for a long time, that worked.
But as my business changed, I realized I wanted my own name to be the brand people remembered.
Today, I'm building my business around Amanda Zito.
Real is the brokerage behind my business, but it doesn't have to become the identity of my business.
That has become especially important as I work in two states, serve different markets, and continue building a referral-based business.
Your name and reputation are what follow you throughout your career.
Brokerages can change. Teams can change. Markets can change.
Your reputation goes with you.
And I appreciate having a brokerage model that gives me room to build around that.
One Brokerage for My California and Texas Business
I'm licensed in both California and Texas.
I still work with clients throughout the Inland Empire and High Desert in California while also building my business around Lake Travis and the Greater Austin area.
That's not the most traditional real estate setup.
And managing two states could easily become complicated.
What I appreciate about Real is being able to work within the same overall company instead of trying to manage completely separate brokerage relationships.
I still have to follow each state's rules.
California has its own contracts, disclosures, advertising requirements, and Department of Real Estate regulations.
Texas has its own TREC contracts, rules, disclosures, and requirements.
Being with one brokerage doesn't make those differences disappear.
But it does make the business side easier to manage.
And when I'm helping someone who has real estate needs in both California and Texas, that flexibility has become very valuable to me.
Being Cloud-Based Gives Me More Flexibility
I'll admit, when I first looked at a cloud-based brokerage, I wondered if I would miss having a physical office.
No front desk.
No broker sitting down the hallway.
No office where everyone shows up every morning.
But today, that flexibility is actually one of the things I appreciate.
My business doesn't happen in one office.
Some days I'm working around Lake Travis. Other days I'm handling something in Southern California. Sometimes I'm working while traveling between the two.
I don't need to be sitting inside a brokerage office to do my job.
But there is a trade-off.
A cloud brokerage isn't going to create your schedule or your accountability for you.
You have to build that yourself.
For me, coaching has always been an important part of my business, and I've worked with Tom Ferry coaching for years. That gives me structure and accountability outside of the brokerage itself.
If you're someone who really needs an office environment and in-person management every day, a cloud brokerage may not be the right fit.
And that's okay.
The goal isn't to find the brokerage everyone else likes.
It's to find the brokerage that works for you.
Revenue Share and Stock Are Extras, Not My Business Plan
Revenue share and stock get a lot of attention when people talk about Real.
They're part of the model, and I understand why agents are curious about them.
But I would never tell an agent to move brokerages because they think they're going to create instant passive income.
That's not realistic.
Revenue share takes work to build.
And just like anything else in real estate, results aren't guaranteed.
My business still comes from helping buyers, sellers, referrals, and relationships.
That's the business.
Anything else is additional opportunity.
I think agents should choose their brokerage because the actual brokerage model works for them first.
Everything else should be viewed as a bonus.
I've Learned That You Have to Use What the Brokerage Offers
One lesson I've learned over the years is that having access to tools, training, support, and communities doesn't automatically help your business.
You actually have to use them.
That applies to any brokerage.
Real has technology, training, divisions, communities, and agent resources available, but nobody is going to force you to participate.
You decide how involved you want to be.
For independent agents, that freedom can be great.
But it also means you need to take responsibility for your own business.
I actually appreciate that more now than I did when I first joined.
What I Would Tell Myself Before Joining
If I could go back and give myself advice before making the move, I would probably say three things:
-
Don't focus only on the cap.
The numbers matter, but they aren't the whole decision. -
Use the opportunity to build your own brand.
Your name and reputation are some of the most valuable things you have in this business. -
Create your own accountability.
If you're leaving a traditional office environment, make sure you have coaching, a peer group, or another system that keeps you moving.
Those are the things that have mattered much more to me over time.
Is Real Brokerage a Good Fit for Experienced Agents?
It can be.
I think Real can make a lot of sense for experienced agents who already know how to run their business, want more control over their brand, and don't need to work from a traditional office every day.
But that doesn't mean it's right for everyone.
If you want someone checking on you every day, a strong office culture, or very hands-on in-person management, another brokerage may fit you better.
And that's something agents should be honest with themselves about before moving.
Do You Have to Recruit Agents at Real?
No.
You can build your real estate business without recruiting agents.
Revenue share is an additional part of the model, but it doesn't have to be the reason you join.
For me, the brokerage itself needs to make sense first.
Can You Work in More Than One State With Real?
Real operates in multiple states, but you still need to be properly licensed in every state where you practice real estate.
You also have to follow the laws, contracts, advertising rules, disclosures, and brokerage requirements for each individual state.
If you're thinking about becoming licensed in multiple states, make sure you understand how the brokerage handles fees, caps, supervision, and other requirements before making your decision.
Thinking About Real? Let's Talk It Through.
I've been a full-time REALTOR® since 2006, and today I'm licensed in both California and Texas.
I work with clients throughout the Inland Empire and High Desert in California, as well as the Lake Travis and Greater Austin area in Texas.
I've been with different brokerage models throughout my career, so I understand that changing brokerages is a bigger decision than simply comparing splits.
If you're thinking about Real Brokerage, I'm happy to talk through the numbers, the model, and the parts that may or may not fit the business you're trying to build.
No pressure. No big recruiting presentation.
Just a straightforward conversation about whether it makes sense for you.
