Which Lake Travis Area Fits the Way You Actually Want to Live?

by Amanda Zito

Which Lake Travis area is the best fit for you?

Start with your everyday life.

If being close to the water is at the top of your list, Hudson Bend may stand out. If you love golf and an established community, Lakeway may be a better fit. Bee Cave is convenient for shopping and errands. Steiner Ranch can work well if getting into Austin matters. And Lago Vista may appeal to buyers looking for more space and a quieter setting.

The important thing is not just finding a home you like.

It is finding an area that works for the way you actually live.

Two buyers can both tell me, “I want to live near Lake Travis,” and mean completely different things.

One may picture taking the boat out every Saturday.

The other may care more about being close to groceries, restaurants and an easier drive into Austin.

Same lake. Very different lifestyle.

Lake Travis covers a large area, and each community has its own feel. So instead of choosing based only on a map or listing photos, think about what your normal week looks like first.

Start With Your Tuesday, Not Your Saturday

It is easy to picture the fun part.

Sunsets on the lake. Dinner outside. A boat on the water.

But most of your life happens during the week.

Ask yourself:

Where do you work?

How often do you run errands?

Do you want stores and restaurants nearby?

Do you need schools, medical care or a gym close to home?

And how much driving are you comfortable doing regularly?

Those answers can narrow your search much faster than scrolling through listings.

If You Want to Be Near the Water: Hudson Bend

Hudson Bend sits on a peninsula near Mansfield Dam and is part of unincorporated Travis County rather than an incorporated city.

One of the biggest reasons people choose Hudson Bend is the access to Lake Travis.

There are marinas nearby, and Mansfield Dam Park provides one of the main public access points to the lake.

If your weekends usually involve boating, being close to the water or simply wanting more of a lake-area feel, Hudson Bend is worth looking at.

The homes are also more varied than what you may find in some planned communities.

You can see older lake cottages, remodeled homes and newer custom properties, sometimes all on the same street.

Hudson Bend is also served by Lake Travis ISD.

One thing to know about waterfront homes

“Waterfront” does not always mean the water will look the same throughout the year.

Lake Travis levels can rise and fall quite a bit.

The lake is considered full at 681 feet above sea level, and water levels are managed for things like water supply and flood control.

In April 2025, Lake Travis was roughly 45 feet below full. By summer 2026, levels had moved back much closer to full.

You can check current lake levels through Water Data for Texas.

If you are buying a home with a dock or waterfront access, do not just look at what it looks like today.

Ask what happens when the lake is low.

Some coves may become shallow, and some docks may not have usable water during lower lake levels.

If you are comparing Hudson Bend and Lakeway, I also break that down in my Hudson Bend vs. Lakeway guide.

If You Want Golf and an Established Community: Lakeway

Lakeway has a more established, organized feel.

It is an incorporated city with its own police department and city services, and many buyers like having neighborhoods, amenities and community activities already in place.

Golf is also a big part of the Lakeway lifestyle.

The Hills Country Club has four courses and 72 holes, including two Jack Nicklaus-designed courses.

But there is something buyers should know.

Buying a home in a golf community does not automatically mean your club membership is included.

Membership is usually separate, with its own fees and requirements.

Lakeway is also home to Lakeway Airpark.

Around 30 homes have direct taxiway access to the runway, which makes these properties especially interesting for pilots.

Inventory is limited, so they do not come on the market very often.

Lakeway also has access to Lake Travis, including marina options such as Rough Hollow.

The area is served by Lake Travis ISD.

One thing to know

Lakeway has many different neighborhoods, and HOA or POA rules can vary.

Before buying, review the deed restrictions and community rules for the specific property.

Do not assume every Lakeway neighborhood has the same rules.

If You Want Shopping and Everyday Convenience: Bee Cave

Bee Cave is one of the first places I would look if convenience matters to you.

The Hill Country Galleria and shopping along Highway 71 make it easy to get to groceries, restaurants, stores and everyday services.

You are still close to the Lake Travis area, but Bee Cave is less about living directly on the water and more about having things nearby.

Bee Cave also has an interesting city property tax situation.

According to the City of Bee Cave, the city property tax rate is two cents per $100 of value and has remained at that rate for many years.

But this is where buyers need to look at the full picture.

That is only the city portion of the property tax bill.

Texas property taxes may also include the county, school district, emergency services and, depending on the neighborhood, other taxing districts.

So always review the total tax bill for the specific home you are considering.

One thing to know

If your dream is to look out your kitchen window and see Lake Travis, Bee Cave may not be your first choice.

But if you want to be close to the lake while still having Target, groceries, restaurants and everyday errands nearby, Bee Cave makes a lot of sense.

If You Want Austin Access and Built-In Amenities: Steiner Ranch

Steiner Ranch is a large master-planned community located between Lake Travis and Lake Austin.

It has an Austin mailing address and is served by Leander ISD.

One of the biggest draws is the amount of community amenities already built in.

Residents have access to community centers, pools, trails and a private Lake Club on Lake Austin with a boat launch and day docks.

For some buyers, it feels like everything they need is already inside the neighborhood.

Steiner Ranch can also be appealing for people who regularly commute into northwest Austin.

Compared with some communities farther west or north around Lake Travis, the drive may be shorter depending on where you are going.

One thing to know

Steiner Ranch feels more like a large, organized neighborhood than a small lake town.

If your dream is a unique lake house with a private dock, it may not be the right fit.

You will also want to look carefully at the full property tax bill, since some homes may include additional water district taxes.

If You Want More Space and a Quieter Feel: Lago Vista

Lago Vista sits on the north side of Lake Travis.

It has a different feel from Lakeway, Bee Cave and Hudson Bend on the south side.

Depending on the neighborhood and market, buyers may find larger lots, more space and lower starting prices than in some south-shore communities.

The pace can also feel quieter.

Lago Vista has several amenities you may not expect from a smaller city.

The Lago Vista Golf Course is city-owned, has 18 holes and is open to the public.

The city also owns Rusty Allen Airport, which has a runway of about 3,800 feet.

Unlike Lakeway Airpark, you are not buying a home with direct taxiway access. But the airport can still be useful for recreational pilots.

Lago Vista also has its own school district, Lago Vista ISD.

One thing to know

Lago Vista may look close to Hudson Bend or Lakeway on a map.

But there is one problem.

The lake is between you.

You cannot simply drive across it.

To reach the south side of Lake Travis, you have to drive around.

That may not bother you at all, especially if you work from home or spend most of your time on the north side.

But if you regularly need to be in Lakeway, Bee Cave or southwest Austin, test the drive during a normal weekday before buying.

Quick Guide: Which Lake Travis Area Should You Look At?

If your priority is... Start with Keep in mind
Boating and lake access Hudson Bend Check dock depth and low-water access
Golf and an established community Lakeway Club membership may be separate
Flying your own plane Lakeway or Lago Vista Taxiway homes are very limited
Shopping and errands nearby Bee Cave Lake views are less common
Easier access to northwest Austin Steiner Ranch More of a master-planned community feel
More space and a quieter setting Lago Vista Longer drive to many south-shore areas

Most buyers do not have just one priority.

You may want lake access, a shorter commute and more space.

When those things compete with each other, decide which one will affect your everyday life the most.

That usually makes the choice much easier.

Thinking About a Second Home or Short-Term Rental?

Do not assume you can buy a Lake Travis home and turn it into a short-term rental.

Rules vary depending on the city and neighborhood.

Lakeway requires a special use permit for short-term rentals and limits the number available.

Lago Vista also has short-term rental rules and permitting requirements.

Bee Cave may have different city-level rules, but individual neighborhoods and HOAs can still place limits on rentals.

Hudson Bend and Steiner Ranch are outside some city limits, so deed restrictions, HOA rules and other property-specific restrictions can play a big role.

The safest approach is simple:

Confirm the rules for the exact property before you buy.

Do not make the rental income part of your plan until you know it is actually allowed.

A Few Things Every Lake Travis Buyer Should Check

No matter which area you choose, there are a few things I recommend looking at closely:

  • Lake level: This can affect views, docks and waterfront access.

  • Septic or sewer: This can vary from one street to another.

  • Property taxes: Look at the full tax bill, not just the city tax rate.

  • Deed restrictions: Rules may cover rentals, fences, parking, additions and more.

  • HOA or POA rules: These can be very different from one neighborhood to another.

These are the details that do not always show up in listing photos but can have a big impact on whether a home works for you.

What This Means for You

Before you spend a weekend touring homes around Lake Travis, write down what your normal week looks like.

Where are you driving?

How often do you go into Austin?

How important is being close to the water?

Would you rather have a bigger lot or shorter drive?

Do you want a planned community or something that feels a little more relaxed?

Once you answer those questions, you will usually find that one or two areas make the most sense.

The rest may still look beautiful, but they may not fit your everyday life.

And if you are stuck between two areas, drive both of them on a weekday.

See what traffic feels like.

Stop for groceries.

Drive to the places you would normally go.

That will tell you much more than a listing photo ever will.
