Why Buyers Are Looking at Beaumont and Banning, CA

by Amanda Zito

Why are more buyers looking at Beaumont and Banning?

For many buyers, it comes down to price and space.

If you’ve been shopping in Orange County, Los Angeles, or the western Inland Empire, you may already know the struggle. The home you want costs more than you planned, or the home that fits your budget needs more work than you want to take on.

That’s when buyers often start looking farther east along the 10.

Past Redlands and Yucaipa, you’ll find Beaumont and Banning in the San Gorgonio Pass. Both can offer more house for the money, but they are not the same market.

The lower prices are real. So are the trade-offs.

Here’s what buyers should know before deciding if Beaumont or Banning is a good fit.

Beaumont and Banning Home Prices: Fall 2026

These numbers come from different sources and time periods, so I would use them as a general comparison rather than an exact apples-to-apples snapshot.

Area Median Sale Price
Riverside County $649,000
Beaumont $523,500
Banning $375,000

That puts Beaumont more than $100,000 below the Riverside County median.

Banning comes in roughly $150,000 below Beaumont.

That difference can have a big impact on your monthly payment and how much cash you need to buy.

For some buyers, looking farther east may be the difference between buying now and waiting another year or two.

Why Buyers Are Choosing Beaumont

Newer homes and planned communities

Beaumont has grown quickly over the past couple of decades.

A lot of that growth came from newer subdivisions and planned communities.

That means buyers can find newer two-story homes, attached garages, community parks, HOA amenities, and neighborhoods that feel more modern than some of the older housing closer to Los Angeles.

If you’re moving from an older home or looking for something that may need fewer updates, Beaumont can be appealing.

A useful location along the I-10

Beaumont also sits in a convenient spot between the Inland Empire and the Coachella Valley.

Head west and you’re toward Redlands, Riverside, and San Bernardino.

Head east and you’re toward Palm Springs and the desert.

Highway 79 also gives you another route south toward Hemet and Temecula.

For buyers who have family, work, or activities in different directions, the location can make sense.

Why Buyers Are Choosing Banning

A lower entry price

If keeping the purchase price lower is the priority, Banning is worth looking at.

Banning generally has more older resale homes than Beaumont, and the city has grown at a slower pace.

That helps explain why prices can be noticeably lower.

Older does not automatically mean bad.

It just means you may need to look more closely at the roof, HVAC, plumbing, electrical system, windows, and other big-ticket items.

A lower purchase price can be great, but you still want to know what updates may be coming.

New construction is available too

Banning is not only older resale homes.

Atwell is a large master-planned community on the Banning side of Highland Springs Avenue with thousands of homes planned.

That gives buyers another option if they like Banning's price range but prefer something newer.

For first-time buyers especially, it is an area worth keeping an eye on as more homes and different housing types are released.

What Buyers Need to Think About Before Moving East

This is the part I would not skip.

A lower home price does not automatically mean a lower overall cost of living.

Mello-Roos can change the payment

Many newer Beaumont neighborhoods have Community Facilities District taxes, commonly called Mello-Roos.

This is an additional property tax on top of the regular property tax bill.

And the amount can change from one neighborhood to another.

That means two homes with the exact same purchase price could have very different monthly payments.

This is why I would never compare homes based on list price alone.

Look at the full monthly cost.

Beaumont also has a Property Special Tax Assessment Finder where you can check the special taxes tied to a specific property.

I would check that before writing an offer, not after.

The commute matters

If you regularly commute toward Riverside, Orange County, or Los Angeles, the drive needs to be part of your decision.

Do not test the commute on a quiet Saturday afternoon and assume that is what your Tuesday morning will look like.

Drive the route during the hours you would actually travel.

If you work from home, work hybrid, or work locally in the Inland Empire, this may be much less of an issue.

Yes, it gets windy

The San Gorgonio Pass is known for wind.

There is a reason you see so many wind turbines as you drive toward Palm Springs.

Wind can affect your outdoor furniture, fences, patio covers, landscaping, and the amount of dust that ends up around the house.

For most people, it is manageable.

But if outdoor living is a big part of what you want, I would visit the neighborhood on a windy day before deciding.

Get an insurance quote early

Insurance is another item buyers should check before getting too attached to a property.

California's insurance market has become more challenging, especially for homes near open land, hillsides, or higher fire-risk areas.

Some homeowners may need to use the California FAIR Plan when traditional coverage is difficult to find.

Do not rely on a rough online estimate.

Get an actual insurance quote for the specific home while you are still within your contingency period.

Beaumont vs. Banning: Which One Might Fit You Better?

  Beaumont Banning
Price point Generally higher Generally lower
Typical homes More newer planned communities More older resale homes, plus new construction
Special taxes Common in many newer neighborhoods Check each property, especially newer construction
May fit buyers who want Newer homes and planned neighborhoods A lower entry price and more room in the budget for updates

The choice really comes down to what you value more.

Would you rather spend more upfront for something newer?

Or buy at a lower price and leave room in the budget for improvements?

For example, a $375,000 older home that may need $40,000 in upgrades is very different from a $520,000 newer home with additional annual special taxes.

Run the numbers on both.

What I Would Check Before Writing an Offer

First, check the special taxes tied to the exact property. In Beaumont, you can use the city's special tax finder. For other properties, have your agent review the tax information with you.

Second, get a real homeowners insurance quote.

Third, test your commute during the time you would normally drive it.

Finally, compare the total monthly payment, not just the purchase price.

That includes:

  • Mortgage payment

  • Property taxes

  • Mello-Roos or other special assessments

  • HOA dues

  • Homeowners insurance

That final number tells you much more than the asking price does.

Frequently Asked Questions

Is Beaumont or Banning cheaper?

Banning is generally less expensive.

Recent 2026 data puts Banning's median sale price around $375,000 compared with about $523,500 in Beaumont.

Part of the difference is that Banning has more older resale homes, while Beaumont has a larger number of newer planned communities.

Do all Beaumont homes have Mello-Roos?

No.

It depends on the neighborhood, development, and when the home was built.

Many newer communities do have additional special taxes, so always check the exact property before making an offer.

Are Beaumont and Banning realistic for someone commuting to Los Angeles or Orange County?

It depends on how often you need to make the drive.

Both cities are well east of Riverside along the I-10, so a daily commute toward Los Angeles or Orange County can be long.

The area may make more sense for buyers who work remotely, have a hybrid schedule, work locally, or do not need to make that drive every day.
